Leasing Consultant
Responsibilities:
• List and sell residential real estate
• Negotiate purchase agreements and contracts with buyers and sellers
• Host open houses and other events
• Prepare market analysis to help determine property value
• Educate clients on basic real estate procedures
• Verify and disclose property facts to clients
Qualifications:
• Previous experience in real estate, property management, or other related fields
• Familiarity with real estate contracts and leases
• Ability to build rapport with clients
• Strong negotiation skills
• Excellent written and verbal communication skills
• Fluency in Spanish and English a plus
Assistant Manager
Requirements:
• Minimum of 1-2 years of experience in a rental community, a previous position as an Assistant Manager preferred
• Excellent verbal and written communication skills
• Strong organizational skills with exceptional focus on detail
• Proficient in computer software including but not limited to, Microsoft Office (Excel, Word, and Outlook)
• Property Management specific software experience is preferred (Yardi, Onesite, Entrata, Yieldstar, etc.)
• Proactive individual who works independently
• Available to work weekends as needed
Responsibilities:
• Maintain a positive working relationship with residents, vendors, and contractors
• Manage the collection of rent and submit notices as required
• Assist with creating monthly reports including but not limited to renewals, rents, leasing, traffic, and resident retention programs
• Assist with lease renewals and make recommendations on marketing strategies to generate traffic
• Conduct follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations
• Assist in the handling of resident service requests and various concerns as required
• Distribute late notices to residents; such as 3-day notices; 7-day notices as well as Violation Notices with regard to Association Rules & Regulations
• Physically walk and inspect the property on a daily basis, checks on vacant apartments
Property Manager
Job duties include, but are not limited to:
• Providing input into the development of a budget for the property
• Reviewing current and projected marketing information
• Ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports
• Approving invoices from vendors, contractors, and service providers for payment
• Implementing short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals
• Promoting resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues
• Ensuring the property’s maintenance team members respond and complete resident service requests
• Conducting regular property inspections and taking appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal
• Community Manager Supervises property staff by interviewing, hiring, orienting, and training employees, and managing their performance in accordance with Company policies, values, and business practices
• Assisting in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed
Groundskeeper/Porter
Essential Duties and Responsibilities:
• Keep property in "inspection-ready" condition at all times
• Inspect the overall cleanliness of the community each morning, including all public and common areas
• Keep streets and curbs free of debris and monitored throughout the day
• Remove trash; ensure that all trash chutes are clean and smell fresh
• Empty trash in all common areas, daily
• Ensure the office parking lot and front entrance are kept neat and clean at all times
• Neatly arrange pool furniture and sweep/clean decks as needed
• Keep building entrances clean daily
• Remove debris in inclement weather and keep sidewalks and building access free of hazards, as applicable
• Assist the Maintenance Technician and Supervisor in various maintenance functions to ensure the smooth operation of the property
Customer Service Responsibilities:
• Communicates clearly to residents
• Responds to resident service requests and concerns in a timely, professional manner
• Reads and/or listens to resident requests/complaints in a calm, respectful, and open manner
• Maintains a completely clean and neat uniform, Personal appearance must be clean and neat at all times
Punch Technician
Responsibilities:
• Complete work and repair orders in a timely fashion
• Estimate time and extent of repairs
• Perform routine preventive maintenance
• Maintain material and supply inventory
• Oversee work performed by outside contractors as necessary
Qualifications:
• Previous experience in maintenance or other related fields
• Possession of tools needed to perform routine maintenance tasks
• EPA Certification Not Required
• Ability to pass a criminal background and drug screening
• Familiarity with maintenance tools and equipment
• Ability to handle physical workload
• Deadline and detail-oriented
Apartment Maintenance
Responsibilities:

Building Engineer
Duties And Responsibilities:
• Complies with all applicable codes, regulations, governmental agencies, and company directives related to building operations and work safety
• Inspects building systems including fire alarms, HVAC, and plumbing to ensure the operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client
• Oversees and inspects the work performed by outside contractors
• Performs assigned repairs, emergency, and preventive maintenance
• Completes maintenance and repair records as required
• Review assigned work orders
• Estimates time and materials needed to complete repair
• Orders necessary materials and supplies to complete all tasks
• Maintains the building lighting system, including element and ballast repairs or replacements. Performs welding, carpentry, furniture assembly, and locksmith tasks as needed
• Responds quickly to emergency situations, summoning additional assistance as needed
• Performs other duties as assigned
Education/Experience:
High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training
Certificates and/or Licenses
Universal certification is preferred. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair.
Other Skills and Abilities
Uses personal computer and/or PDA for work order system, email, ESS, and training; basic skills with Microsoft Office Outlook; physical requirements include stooping, standing, walking, climbing stairs/ladders, and ability to lift/carry heavy loads of 50 lbs. or more
